Key deadline

Tasmania has been one of the most generous states for first home buyers, but two of its biggest benefits are scheduled to change after 30 June 2026, so timing is critical right now. Here is the current 2026 position, in plain English, including what is changing and when.

1

Stamp duty: exemption on established homes (ending 30 June 2026)

Tasmania currently offers a 100% stamp duty exemption for eligible first home buyers purchasing an established home valued up to $750,000, for contracts entered into up to 30 June 2026. This is a large saving. It is important to know that this established-home exemption is scheduled to end after 30 June 2026, after which standard duty would apply to existing homes. If you are looking at an established home, the timing genuinely matters.

2

The $30,000 First Home Owner Grant (new homes)

Tasmania offers a $30,000 First Home Owner Grant for eligible buyers building or buying a brand new home, with no cap on the build or purchase price. Like the stamp duty relief, this boosted $30,000 amount applies to contracts up to 30 June 2026 and is then scheduled to reduce. The grant is not means tested. I can confirm the current amount and your eligibility before you commit.

3

The First Home Guarantee: 5% deposit, no LMI

The federal First Home Guarantee lets eligible first home buyers purchase with a 5% deposit and no Lenders Mortgage Insurance. From 1 October 2025 the income test and the cap on places were removed.

In Tasmania the price cap is $700,000 for central Hobart and $550,000 for the rest of the state. Tell me your suburb and I will confirm which applies.

The 30 June 2026 deadline

Two of Tasmania's biggest benefits, the established-home stamp duty exemption and the boosted $30,000 grant, are tied to contracts entered into by 30 June 2026.
